Maybe we don't know the slope from the garage meets or exceeds the driveway.

The edge of pavement is 17 feet from the garage door. The garage floor is called out as 500 ft. The edge of pavement at centerline garage is 504 ft. I think they may have raised the garage floor 1 ft or so.

The architectural elevation drawing was submitted for permit. The architectural topo shows the street as level along centerline of pavement and called out to be 500 ft.

The plan shows the driveway as useable for 2 car guest parking. There is no street parking in the subdivision due to its hillside layout.

The architect site plan shows 21 ft to edge of pavement. But itƒ??s about 17ƒ?? as-built. So loosing 4ƒ??. I think the foundation mayƒ??ve been staked 4ƒ?? out, and 4ƒ?? low. And the street grade assumed level, instead of the 13% grade of the hillside development.?ÿ

The construction began several yrs ago. The contractor abandoned it when it was not even 1/2 finished because the buyer backed out when he saw the fƒ??up

Understood.

It's not impossible to fix just expensive and not free.

My biggest concern was when you mentioned it was open to the Oregon Eugene climate for so long.

That's a good reason to be pissed alone.

There was some mitigation, but by and large, out of sight out of mind. It was inspected by the city, but dunno what level of disclosure will be presented to a buyer.

And thereƒ??s no street parking, only guest lot is quite a long walk away. So, if 2 in the garage can be sorted any guest canƒ??t park alongside.

Someone will probably buy it with a 2-3 year idea of selling, imo.

The current owner bought it unfinished, partially framed, specifically to flip, assuming itƒ??ll sell at a profit. So to avoid going underwater he did the min. And I believe the flipper bought it sight unseen.?ÿ

Yƒ??all understand that no matter if the plans were: screwed up from the beginning, the contractor has dyslexia, the grader operators Great Grandmother died (for the third time this year) thus causing him/her to grade the wrong lot, etc..yada, yadaƒ??

But..................the Surveyor is going to get blamed. ?????ÿ

The plat. I've never seen anything like it.?ÿ The subject lot is #436, shown on sheet 3. Recorded in 1978, design 2018, construction recently??ÿ Private streets. What could possibly go wrong??ÿ
