Seems the requests of potential buyers are ramping up. I got some panicked calls from a realtor,,,,,,is there another type of call from a realtor?
The office went through a years long odyssey to complete a subdivision.?ÿ
This property had a number of challenges with it being in lowlands, water rights, flood plain and since it's close to town but rural all kinds of protests to subdividing it.?ÿ
The flood plain, road designs, building location design were handed off to a young engineer and it all got finished.?ÿ
Now comes a potential buyer, who doesn't like the building site of a lot and wants to move it to a "better" location with "better" views.?ÿ
Of course, they trek up to county planning and they tell them no big deal all they need is a LOMA.
I tell the realtor I would get in contact with the engineer and when I told him he looked like I'd just kidnapped his first born. He thought about it for a minute and told me to tell them to get with a different engineer that's doing similar work.?ÿ
They did, the different engineer told them it would cost $xx,xxx and take two years.?ÿ
All for a "potential buyer".?ÿ
I'm dubious if it's even possible to get the LOMA done, extinguish the existing flood restricted area on the plat and get a new restricted area filed without the commissioners or planning nixing it. It's as much political as it is anything else. Plus since it's close to town you need approvals from the City as well,,,,,,,,,,,not to mention DEQ, SEO.
Be very wary of work on land for people who don't own it.?ÿ
I believe that they thought we could simply crank out the LOMA in a couple of days.?ÿ
For under $500, of course.
For under $500, of course.
Ha, I have this engineering colleague who is an old ranch kid. He got tired of the young engineers under him that were always struggling designing dams, pits, ponds and pipelines. So, one weekend he sat down and created a spreadsheet.?ÿ
He gave it to me to help with some hydrology tasks I sometimes need to do and in this spreadsheet is all the formulas to get CFS, BFE,s ect. If you want to get your BFE plug in cross-sections, profile data, and bing, out pops the BFE for 25 year, 50 year, 100 year floods. Same with spillways, pipelines, put in the data and you get a CFS. Easy!!!
That's all you need is this spreadsheet, LOL. No need to make this so difficult.?ÿ
?ÿ
Forty-five years ago that is precisely how we were determining the numbers to design watershed dams, irrigation dams, waterway, etc.?ÿ It isn't rocket science until you get watersheds feeding to your point that are quite complex.?ÿ A city with 1000 acres of pavement and parking lots feeding one of fourteen streams that combine to reach your cross-section changes the dynamics for time of concentration, for example, compared to nearly identical slopes and runoff characteristics (ground cover, percolation, etc.)
