A prospective client has a zone A designation

The FIRM states clearly: "1% annual chance flood discharge contained in channel"

The house is outside of the channel.

Do they even need an elevation certificate?

And if they do need a certificate, do they need a surveyor to prepare it?

Does the FIRM show the house in Zone A per the linework? If not apply for a LOMA "Out as Shown" determination.

The zone A linework touches the house, but it also clearly state that zone a is within the channel. The channel is about 20' behind the house.

The Channel Is Defined By Elevation

Top of bank as seen may not in fact define the channel.

In fact the channel is generally defined by a lesser storm.

The 100 year storm does not occur often enough to cut a channel.
