Here is the scenario:
Three separate side by side; Lot 1, Lot 2, & Lot 3. Lots 1 & 2 are owned by the same person, Lot 3 is owned by someone else. All 3 lots have a 30 year lease owned by a gas station and the gas station is sprawled over all 3 lots. Now Lot 3 wants to sell and needs an ALTA survey. How would you deal with a sizable portion of the gas station located on Lot 3, in terms of identifying encroachments? In some cases the property line runs through the gas pumps.

They are not encroachments, they are permitted uses. at least till the lease expires. I would show them as i found them. I would not call anything encroaching but would show offsets to PL. I would also be very careful on this site as underground tanks, utilities etc will also likely cross lines..
