"Bohanon notes that older sectional land surveys, which are based off of square-mile grids, are no longer allowed."
Hmm, wonder why? Maybe these cost more than $300? They're still allowed around here.
I'm afraid to say that it's true...
I work in the same area as the subject of the article and can say that is pretty much the current run of the mill price for a 1/4 acre lot in a modern recorded subdivision.
In Florida, a survey is required in order to get a home loan, so these kind of surveys happen fairly frequently. We don't have the Improvement Location Certification (aka ILC) or the Mortgage Inspections that other states have, so we have what I would call a fairly stripped down, bare bones, surface level analysis kind of boundary survey that your typical person getting a mortgage can afford. Personally, I wonder if we would be better off having the ILC or Mortgage inspection in Florida for these kinds of purposes and have the Boundary Survey be our premier product.
I'm not sure what he means by the sectionalized survey not being allowed. They do exist, but I will say it is difficult around here to get someone to pay you to do the section breakdown with the proper amount of analysis when they can usually just find a surveyor who will locate and flag up whatever corners they find (remember how I said surface level analysis), locate the improvements, slap it on a sheet of paper and send it to the title company before closing. So yeah, I guess things could be better around here...
