QUARTER QUARTER SECTION IN DESCRIPTION, scrivener's opinion?

"A Part of the Northeast Quarter of the Southeast Quarter of Section 22, Township 8 South, Range 15 West, Huntsville Meridian, Franklin County, Alabama, being more particularly described as follows:
Beginning at a driven buggy axle found at the Northeast Corner of the said Northeast Quarter; Thence with the State Plane Grid run with the East Line of the aid Northeast Quarter ..."

What do you guys think? Do you have any problem with the said Northeast Quarter?

You mean the south sixteenth corner common to sections 22 and 23?

I prefer starting at a driven buggy axle found at the Northeast Corner of said Quarter Section; Thence along the East Line of the Northeast Quarter a Brg ****** and a distance of *****. Making calls to any Sub-divisional Lines or Corners that are important to the description. I'll call out Right of ways, a perpendicular distance of and parallel with, etc to any Subdivision, R/W Boundary. If I end in the middle of a Section Line my practice is to describe how far from the next Corner. Example S 0-00-00 E 2000 Feet along the East Line of Said Section to a point that is N 0-00-00 W 640 Feet from the East Quarter Corner of Said Section ( or Southeast Corner, of the Northeast Quarter); Etc

I also like to reference the Survey Map Recorded of the property described ( if one was recorded)

Adding The State Plane Grid bearing in the comment before the description. Something like the bearings and distances used in this description are measurements derived using the State Plane Coordinates System of Alabama. Are just Bearings Grid Or Distances too? That should be clearly mentioned.

No problem at all. This style of description writing is so common here that I had to re-read the post three times before I understood your question. The key word is "said", as long as that is in there it clearly refers to the NE 1/4 of SE 1/4 that was SAID previously. Lazy maybe, but correct.

I, personally, would have said "said NE 1/4 of the SE1/4," but as others have said, it really is O.K. as written.

Try: "A Part of the Northeast Quarter of the Southeast Quarter (NE4SE4) of Section 22, Township 8 South, Range 15 West, Huntsville Meridian, Franklin County, Alabama, being more particularly described as follows:

Beginning at a driven buggy axle found at the Northeast Corner of the said Northeast Quarter NE4SE4 ; Thence with the State Plane Grid run with the East Line of the said Northeast Quarter NE4SE4 ..."

I do believe it's a bit misleading to refer to it as the NE4 when it's really the NE4 of the SE4. Simply abbreviating it allows you to clearly make the reference.

A Part of the NE 1/4 of the SE 1/4 of Section 22, Township 8 South, Range 15 West, Huntsville Meridian, Franklin County, Alabama, being more particularly described as follows:

BEGIN at a buggy axle found (not driven, someone else did that) at the NE corner of the NE 1/4 of the SE 1/4 of Section 22, Township 8 South, Range 15 West, Huntsville Meridian, Franklin County, Alabama (I repeat this in the event someone does a cut and paste leaving out the first paragraph); thence go (insert bearing) along the East line of said 1/4-1/4 for (distance) to (describe monument). At the end of the description I insert "Bearings are based on Alabama State Plane Coordinates, West Zone.
