Need some help deciphering this deed....

Okay Brothers I need a little help deciphering this deed from 1886....below is my best guess(es) and the actual deed to follow...

Beginning at a stone in center of Public Road running from Millwwod to Silex said ____ being at a point on a line from center of road _____ from the South (?) _____ the lands of RB Mudd and ______ (adjoiner)_____ Thence N57 1/2 E 7 ch. and 50 L., Thence N 73 E (or 13?) 5 ch. 64 L., Thence North 67 E, 9 Ch. 40 L., Thence S 2 1/2 E 6 Ch. 20 L., Thence S 80 W ___Ch. 80 L. to the place of beginning and (containing 56 acres?) ____ and ____ acres of being all of the south part of the ______ and lying south of the said public road leading from Millwood to Silex.

It looks pretty straight forward to me.?ÿ ?ÿ73 degrees is correct.?ÿ?ÿ

Do you have access to adjoining deeds ??ÿ this may help.?ÿ Plus, when you run it out on in cad, there will be a closure error. check this bearing then look for a course in the deed that is the same or close.?ÿ This may help determine those tough to read distances.?ÿ same is true for the courses.?ÿ You'lll need RB Mudds deed.?ÿ

Here's my first attempt. The closure is poor but is grossly in the ballpark.?ÿ I'll play with the numbers a bit to see if I can find another reading that fits better.

Beginning at a stone in the center of public road running from Millwood
to Silex & said stone being at a point on a line from Center of road leading
from the ƒ?? between the lands of C.B. Mudd and Prentiss Bryson
Thence N 57 ?« E 7 chs and 50 L thence N 73 E 5 chs & 67 L
thence N 67 E 9 chs & 40 L Thence S 2 ?« E 6 chs & 20 L
Thence S 80 W 20 chs + 80 L to place of beginning and containing
Six + ?? acres It being all of that part of the Benda Hall
land lying south of the said public road leading from Matter
Millwood to Silex.

I have no idea why this interests me.... But here is my 15 minute take. As Bill said the math doesn't close by 20 some feet but it does close to the point of beginning.?ÿ

Beginning at a stone in the center of public road running from Millwood to Silex;
said stone being at a point on a line from center of road running from the south between the lands of xxxxx and xxxxx;
thence N 57 1/2?ø E 7 chains and 50 links;
thence N 73?ø E 5 chains and 64 links;
thence N 67?ø E 9 chains and 40 links;
thene S 2 1/2?øE 6 chains and 20 links;
thence S 80?ø W 20 chains and 80 links to place of beginning;
and containing 7 and 3/4 acres of being all of their part of the remainder Hall land lying south of the said public road leading
from (word struck through) Millwood to Silex.

Thanks for the input, I love to seeing what others think - one of the best things about surveying. SWMBO read it last night and said, " I have no idea, I can only ready a total of two words" Another tid bit of info...the deed I attached is from 1886 and has been referenced up to 2016 and no one has attempted to re-write it in the 6 land transfers. This joyful title commitment if full of about 65 pages of bliss like the deed attached. Easy money right. Oh and there are no recovered corner records?ÿ in Section 12, luckily though there is one corner?ÿ for section 7 on the other side of the range line which was filed by the county surveyor who prepared a plat for a county road widening that pushed West into Section 12 in 1992. Fingers crossed it's in...Think I'll give him a call.

[sarcasm] According to an argument we had a while back, it's in the PLSS, so it must be easy, since everything is a square.[/sarcasm]

Here we have a metes and bounds tract in a section that is catawampus.

Many compass surveys that do not follow cardinal bearings of N, E, S, W hardly close perfectly.

I would say that the distances are more reliable than the compass directions, that is how I usually find the case.

After looking at that?ÿ quadrant portion, someone already had compass troubles.
