The "spec" home is now the norm in home construction where I'm at. It's been profitable for them, sales are going up here...

Agreed. Credit ratings were getting based on some insignificant arrangements, like rental & phone service. I bet much of that will get scaled back the next several years...

I'm curious ?!?
A place in Florida where new spec homes are being constructed profitably??? Where are you? How many have you asbuilt or staked for construction in, say, Q4 2010 and Q1 2011?

It's not just specs. They're taking existing homes & upgrading, also completing unfinished homes from prior contracts that fell thru...

I'd say we did about 20 in the last 2 quarters, 30 if you include upgrade-only. more orders on the way. It's not 2005, but it is a budding market

EDIT: OK, 20 new spec homes and for "a good number of builders" in the last 2 quarters...

A small biz covering all of South Florida...hmmm.
Maybe you could narrow it down a bit. Say, Dade/Broward or Sarasota/Charlotte/Lee/Collier? Why not at least provide the county or counties where these 20 spec homes were built?

Spec Home Biz - where T-Dog wanted clarification

I think what T-Dog wanted to know was why "over-building" was absurd.

We weren't "over-building", we were "over-loaning". Builders were building as fast as banks were loaning. In some instances here in SoFla, there were stories of loans in the $1 million+ range to $30k/yr janitors from South Dade for new homes in North Broward, a bad trend that thankfully came to an end.

This (mostly) caused our bubble down here.
