Surveyors are a necessary evil.
Surveyors cost alot.
They find problems.
They hinder transactions. (finding the well is NOT on our land)
They make us have to consult with and hire attorneys.
Surveyors have an easy job.
They get to go the woods, walk around, and enjoy wildlife, and charge too much.
Surveyors should all agree, with each other, but they don't.
Some surveyors charge too much.
If you can find an older, retired surveyor, often he will have more reasonable prices, and will not cause as much trouble.
Surveyors are in the way.
They take away land.
They accuse us of building crooked fences.
The show setback problems.
They find fault with how we wrote the deeds.
And they charge too much.

Last week I gave a presentation to about 40 real estate brokers at their monthly sales meeting. With me were two attorneys and the president of a local title insurance company. I was working on this presentation when things were slow last winter. The law office of the attending attorneys asked if I would like to take this show on the road. We did, and it was actually kind of amazing. In our hour, I spent 45 minutes answering questions about what happens after the buyer requests a survey. A lot of questions were asked by the brokers. I happen to be a broker myself so I know what they were taught in RE school about surveying. Made it easy talk to them.
In the end, My main point to them was that the survey (which is precisely defined by the points in your post) can end up making the broker look like a hero for saving his client/customer the heartbreak of driveway encroachment. I also had to throw in how disheartening it is for a surveyor to do his job, expose a flaw, and have everyone in the transaction think "we didn't use the survey...no closing,no check".
It was a good expierience, and I have had a few call from the brokers.
Get out.
Educate your potential customers!!!
