@aliquot right. I think we're talking in circles now. My standard practice is to abstract the subject property, but I may not always find every record instrument related to a property. This of course is the point of the original poster as I understand it. But I'm not sure that we're expected to find every record instrument related to a property either. This is why I would not feel obliged to add the note the original poster feels obliged to add and in fact would avoid adding such a note because it implies that he should be noting every record instrument related to the property.

By the way, the title company does not guarantee boundaries as a form of insurance. It's explicitly excepted from coverage.
