Here's a doozy...
About a month ago I spoke with a 'feller' who needed a survey:
Daddy had given him 5 acres. He built a house. He's refinancing house. He wants a surveyor to write a deed for the "2 acres around the house" and the "leftover 3 acres."
Great. Fax me over your deed and info and we'll talk after I'm a little more informed about the property. He faxed it over. It read....
"The North 330 feet of the East 330 feet of the Northeast Quarter.." containing 5 acres, more or less.
I love it when the seller writes the description.
(Actually, Daddy was still very much alive and the situation got rectified quickly with another conveyance.)
Here's a doozy...
Just curious, why did it need rectifying? As long as daddy owned all around it that description is perfectly legitimate.
Here's a doozy...
Dad had 'meant' to give the son 5 acres... His "330 by 330" didn't quite make 5 acres...
Which was really kinda funny because the county has a "5 acre minimum" in that area, and the county had approved the conveyance.
Here's a doozy...
Paden - good job on the avatar picture. Wish it was higher resolution.
"Its not a vernacular is a derby"
Here's a doozy...
Now just a minute.
I KNOW for sure that 660 x 660 feet is ten acres, so therefore 330 x 330 feet HAS to be five acres.
The county approved it?
Classic.
Half the size is half the acres.....
I used to teach surveying at community college, and I would mess with the students' minds with something like this. I would try to make them THINK and give me a reasonable answer.
A test question would say, "If a 10-acre piece of land is 660 feet square, then what are the measurements of a square 5-acre piece of land?"
Multiple choice (guess) answers would range from correct to ones that contained common and obvious mistakes. The "feet square" and "square feet" units of measure would usually get many of them. All are answers that "look" like it could be right...
(A) 466.69 feet square
(B) 466.69 square feet
(C) 330 feet square
(D) 330 square feet
(E) 330 meters square
(F) 466.69 square meters
(G) 5 acres square
(H) 2.236 acres square
(I) 2.236 feet square
(J) 210 feet X 1037 feet
Ah, the devious mind of a college perfesser trying to make students THINK ! 😀
