Is this common everywhere, or just in my area? Client wants to cut out a small parcel from a larger tract. I ask how much do you want to cut out, and he says "I want it to be 2 acres wide and 4.75 acres deep". I tell him that I'm not sure what he means, because acreage is a measure of area, not distance. He says, "Yes, I know", but still doesn't tell me any distances.. I actually was pretty sure what he meant, but I wanted him to clarify it.
He was asking for a 2-acre square parcel cut out along one property line, with a 2.75 acre parcel of the same width,next to the first tract, and along the same property line.
I seem to be getting things like that a lot lately. Then, there are also the people who think you're crazy when you tell them a square acre is not exactly 210 feet wide.
O, that's easy. 2 acres wide, is 420' (He does not care if you use 208.71x2, or 420')
And, 4.75 deep, means the total acreage is 4.75, OR 4.75 x 210 deep. Just clairify and stake that puppy. Shouldn't take over an hr!

I get that kind of description almost daily, "I want 5 acres, 2 acres wide and 3 acres deep". I have even seen descriptions recorded in deeds like that.
A 210' x 210' parcel in my area is commonly referred to as "A big acre". I get calls all the time asking for a big acre, not a little acre. I have always joked that I should run radio adds patterned after the attorney adds we see on tv now. I would have a woman in the add saying "I needed a survey and everybody I called was trying to measure off a little acre. I called Mr. Byrd for my survey and he got me the Big Acre I deserved!"
Every once in Blue Moon, somebody will ask for so many acres wide and so many acres deep and I've often wondered where they came from............
