I'm working on a commercial property that is comprised of the the remainders of 7 lots from a 1920's subdivision. The state highway to the south has been widened twice and I-40 was constructed north of the property wiping out the rest of the original subdivision. All original monuments for the subdivision have been destroyed by both on and offsite construction.

Now for the fun part, TDOT's row plans show the concrete monuments positioned so that the monument would be in the row with the line running along the face farthest from the road. Arrows on the monuments in the field indicate that the monument would be outside the row and the line would run along the face closest to the road. Based on the measurements I've taken, it appears that the monuments are positioned correctly but with the arrows on the wrong faces. Gotta love DOT's and the contractors who set their monuments.

My dad once told me he helped place some of the 36"-long concrete monuments in Nebraska. Sometimes they placed the front face on the line, sometime the back face on the line and sometimes they centered them. The position was only as accurate as the center of the big hole that was dug where the wooden stake was originally placed.

TOT monuments are hit or miss. Depending on the project I sometimes find rebar set a few tenths off the marked corner of the monument, other times only the monument itself. Sometimes they work well and sometimes not so much. These hit within a tenth or two if I ignore the arrows and go with the positioning shown on the plans.

Arrows and front/back of monument problems?

I have a set of R/W plans that I just shifted 13' down the tangent because of a house and a fence line...

Must be nice to be within a foot... or half a rod (8.25'). 😉
