Surveyor"s Note

While preforming a survey in a subdivision;
Found notch in cl road on South end of lot sect 2/3 line.
Occupy CN bs adj CN 209', checks well (0.04).
Also locate next CN South. Checks.
Stake out where IP should be as state on sub plat. (east west line)
Found, has cap with original surveyors cap (and 2 other no's).
Stake out next IP on line (corner is in lake)also called for.
Checks well.
Stake out next IP on North south line.
Can not find IP.
Stake out IP on NS line at r/w.
After searching, find IPC with same cap.
IP is off 7.5'.
Calc the location of where the other missing IP should be based on found IP location.
(Did a locate by bearing and distance, created a point.)
Staked point. Set pole down on IPC, also with same cap.
Located other monuments as called for on plat.
All points that I looked for that were call for set, I found.
All points in sect 2 agree with Sect 2. All points in Sect 3 agree with Sect 3.
Corner lot. 7.38' bust.
I held the original surveyors pins and adjusted the property lines to match what exists on the planet earth.
Sub was plated in 2004.
Client's mow line is very close to the location of the NS line.
Therefore, he has been occupying that land. If fact, he new were the rear pin on line was.
Question.
I want to put a note in on my plat about the discrepancy.

How do I word it? What do I say? What would you say?

If the next surveyor doesn't find all of the original pins, he/she is not going to set his/she pins in the same location as the original surveyor.

How about just fixing the problem now so that the landowners and the future surveyors don’t have to stumble over this later (again)? There won’t ever be a better time to fix it and you may be able to take care of it now and keep the costs to a minimum for the landowners. I see a win/win here and you can be the hero!!! I would caution you though that there may be other solutions than what you have described here. How are your negotiation skills?

You would have a great post if you could tell us how you were able to fix this for everyone so there would not be any later questions, or stumbling or extravagant costs for the landowners. You have a great opportunity!

I would not leave it this way and just put a note on my survey.

It would help us to understand things better if you would explain what a "notch in the road", an "IPC" or a "CN" is. Is the notch where someone has previously dug a hole? If so, why wouldn't you uncover the monument itself?

I agree. I did not bother to try and figure ou what you are trying to say, it is rather confusing.

Please take a few minutes and write out the problem long hand and your resolution... the beginnings of either a note for the map and/or a letter for the person who hired you.
