By "mortgage surveys", I mean the sort of quickie-dickie surveys geared for the real estate closing market that while on their face might appear to be surveys, on closer examination almost invariably are found to have some serious defect(s). For the prices and quick turnarounds advertised, I consider it to be a foregone conclusion that the products delivered will be substandard.

I was fortunate to work with some good folks in Austin. Your post raised a fear those atrocities had found their way south...

There have been a handful of business entities providing quick'n'cheap surveys to the residential closing market for years.

Did they pull a tape and say you have down 110.50 feet and they measured 110.6 feet and inches?

I hear there are some great guys in OK that do work in Austin.

We were sent out once to do a 'spot survey'. The chief was scratching his head as to what that was and called the office (from a pay phone). After the talk we went to the site. We recovered some half dozen pins and located the improvements. All told it was a 4 man crew for over half a day. I suspect either the client had a heart attack at the bill or the boss had one over the blown budget. Either way it worked out. I never did another one in Texas...
