I've done quite a few EC's but this is my first for a pre-construction elevation certificate and I have a few questions I thought i'd run by you guys/gals. This is for pre-construction but the site has an existing dwelling which is going to be removed in order to build this new one. My question is what do you show for the "pic's"? Doesn't make sense to show the existing dwelling as that will be removed. Or will that show the general lay of the land? Anyone have some experience with these and can chime in? :-S Thanks for the input!

You really don't need pictures until the finished construction box is checked off.

We have completed these over the past 2 years. The property is in or close to the flood plane, we will go out and find the base elevations to inform the contractor the elevation needed for the first floor/living area. We will go back a second time to as-built the floors for the certificate.

We set them a benchmark with a c/f to required finish floor. On the EC check FF-based on construction drawings. Some cities around here require pre-construction, during construction (post foundation / pre framing) and a final EC with pictures when complete.
