That sort of elegance is why I've always enjoyed math - It rings like a bell when it's right.
Thanks for the kind word. B-)

Hint, Carefully Walk The Street Centerline

This past spring we were in Florida. While walking back to my niece's house I saw a mag nail on the centerline. I decided to walk the centerline all the way back. It appears every lot goes to the centerline, some not perpendicular to visual sidelines. At intersections the mags indicated that sight views were excluded from the lots.

Hint, Carefully Walk The Street Centerline

Paul, not always true in Florida. In many developments, the roadway is a shared easement so the property boundary is the centerline, though.

Compass

So, you've endured our trial by fire and got a lot of advice. Can you give us an update so we can all sleep at night knowing you've resolved your boundary issues.

Andy.

I printed the map portion you posted in your original post and finally got around to looking at it yesterday. Something didn't look right and I finally figured out the curve data is bogus. Anyway, I ran some calculations to check the closures on the two lots, 16 & 18, which checked okay. I then did a plot in order to get a better picture pertaining to the curves. The Delta Angles were the what the main problem with the map curve data as given. I am including my calculation picture with what I determined to be the curve data, which may give you more insight on that portion of the plat.

Instead of the delta-angle they wrote down 180-delta, it looks like...?
