I'm having an awesome time with it!

Never have I seen so many tangents for such a simple issue. The fact that a non-surveyor was able to elicit so many is just astounding...

As a professional my strongest urge is to provide a clear cut answer that makes sense to a layman. But with all of the posturing by the original poster, I just cannot find it in me to do so. My human side has left me with no alternative.

Had the poster showed even the faintest appreciation to the 'correct' answers, or even was aware he was being given correct information, I would have given my heartiest approval. But alas, I feel that we are way past that time.

Aww, I was ready to hit the circuit: If I helped permit the bulldozing that old run down Mr. Roger's Neighborhood, then help plan the expansion of Sesame Street into Sesame Block. Finally, I could help design that extremely needed septic system for the Muppets. I keep the kids entertained.

The mysticism of our profession has been exposed. They never taught the underlying math to the general public when the profession was strong. Being able to get a lot to close within a foot was often regarded as an amazing feat of mathemagic. Now the secret is out, this profession is so easy that even a lawyer can draw an accurate description...

If this is common practice in Texas, there must be a document similar to the one you are describing on the record. Hopefully a few because you want to read several, review the outcomes of the cases and determine if the exact difference in a lousy deed description played a substantial role in the outcome of the trial.

You actually started out giving some good advice and asking what I thought were serious questions. But then ...as with most clowns....you started with the same nonsense as some of the others on this site ......in your case...."The cat is in the bag. Need I say more." whatever the heck that means......then you finally progress to the same sad song and dance that all the other narcissistic whiners on this site declare....HE JUST APPRECIATE OUR EXPERT ADVICE LIKE HE SHOULD!

Sheesh....it's almost depressing having to deal with some of you self-important clowns! I mean I'm almost physically exhausted just from reading all the whining that goes on here when a non-surveyor shows up asking a simple question!

I wish I could offer you guys some great advice that might help with all those insecurities you apparently pack around with you....such as drink less coffee or something!

But alas, I feel that we are way past that time!

I have no idea if this has ever been done before in Texas or anywhere else for that matter. Is that supposed to make a difference? The simple fear of failure keep many from ever attempting anything new, If people never attempted things that had never been done before where would we be? Hell you might surveying some more pyramids or something.

Fortunately not everybody is frozen in fear and not all let the fact that "it's never been done" stop them. Whatever else you may think of me, you can safely put me in that group!

Blah! Blah! Blah! Look...maybe there are people out there foolish enough to seek legal advice from a surveyor....I'm just not one of them! I never realized just how defensive they are when it comes to not being qualified to offer legal advice.

You're the one that's out of your depth. After all of this reading responses I didn't learn one thing that was right that I didn't already know and a good deal of what was offered was flat out wrong! I am now more convinced than ever that I know more about the legal aspects of real estate than the average poster on this site...and you're definitely no exception to that statement!

There is essentially no gap or overlap. Unless you have a legal description that is due north, east, south, west there will always be rounding error in your legs (which is highly dependent on the software that you use to run out your legal description) and you come up with a "hopefully" insignificant amount of error at the end. You balance the rounding error out between the lines and go from there.

I don't have any type of software that creates descriptions...just an older version of auto-cad. When I started at the SW corner I got the gap but when I started at the NW corner I got an overlap of both lines. I'm gonna check the other two possible starting points just to see but it's not gonna matter much anyway for now.

I'll get a real survey down the road.
