"The land analyst doesn't like the way you sign the plats"

????

My response was two words, one starting with a T and the other with an S.

Ok. Forgive me, but I only work in Virginia. What the heck is a land analyst?

I don't know. He works for our client, an petroleum service provider. The plat is for an easement on a large ranch and mineral estate. I have done literally thousands of plats for oil wells, pipelines, roads and electric lines on this same ranch, certified the same way and never had a single complaint or challenge to the validity of my certification.

I usually sign and date above the certification and seal my signature with my stamp.

Not sure if this is going to go full stupid but I re-read the chain of emails and I think the complainant is not happy that the signature is on the seal.

How many of you sign through your seal? My ND license has space for the signature and date in the middle of the seal and OK and CO have ample room too.

"Your north arrow can not be there"

"I can not read your signature"

"What does found marked with an X mean after witness tree"

My list is long and proves to me that most are not qualified to review a surveyor's work.

The Texas Seal has our name in the middle.

I was taught by all my mentors and advised by the BOR that we apply our crimped seal over our signature.

Years ago it was so ridiculous that we began leaving some obvious intentional mistakes for the person who reviewed our plats to find. These people usually had no clue about surveying and as a result only focused on how it looked so we baited them with a few obvious misspellings and it made them feel like they served their purpose.

Colorado requires your signature to be over the seal.
"6.1.3 Signature and Date Required. The manual or electronic signature of the licensee and date of signature shall be affixed to the document. The signature of the licensee and date of signature shall appear through the seal."

I wrote a polite reply stating that my method of certification for the last 16 years has generated no negative responses and is in compliance with TBPLS rules. Signature on the face of the seal is required in other states.

ND - "A registrant shall also apply the registrant's signature across the face of the seals for a nondigital signature. A digital signature is not required to be across the face of the seal. A rubber stamp or facsimile signature is not allowed. The signature and seal must also be dated. No further certification need accompany the seal and signature."

I take the additional step of including a logged signature number to assist with any future validation requirements.

Hopefully they will see the light.

Sign and date across the seal here. Funny enough, I was just having a conversation about this yesterday. I usually get these "complaints" during the review process on ALTA/NSPS surveys and I am certain that it has to do with the attorney padding his hours...I mean minutes.?ÿ

"You didn't sign on the line"-the seal is stamped across the line, just past my name and registration number.

"You didn't print your name"-Not only are my name and registration number typed in under the signature line, they are also part of the seal.

"You did not provide your registration/license number"-See above

"You signed across your seal"- I generally provide them with a copy of the statute, once I had to provide an unsigned version, with stamp alone, to a NY attorney.

I once had a local official place his own "official stamp" across mine. I had no reasonable way of responding to this.

Sign and date in blue ink, then stamp across that. ?ÿStamp has name and number around the perimeter. ?ÿName and license number are typed directly below the signature line. ?ÿIf someone doesn't like that I'll give them the same TS response as Andy. ?ÿOr to be more colloquial, "Tough titty said the kitty when the milk was all gone."
