He says I'm correct. But what even throws another wrench into the mix is that the Surveyor that did the lots to the North of me in my subdivision also did the Farmer as well and they are the same crew that was using someone else's licence to get the drawing approved. But they moved the line back for the Farmer and didn't go by the Plat and never told the land owner about the property line. Guessing the Farmer owner paid under the table to get these guys out and pound pins and screw over the land owner to the North of me, or they seen the screw up and thought it would be easier to move a line a little to correct their mistake. A Birds nest would be clean with all the things that have happen.

If the abutting deeds call for the neighbors then there is not a gap....... (or overlap, as you stated.)

I agree that's what I see. Older deeds for the farmer said fence line but older deeds prior to his fence line deed have pins for my property. It's look like more and more that the Farmer is confused since this was his grandfathers property originally and then was passed to his farther that passed away and now owned by the wife. The Kid in his 30's is who I have been dealing with the Mother never has said a word or even will talk to me. I have blown him off pretty much. From what he has told me that it's his land but legally I have yet to see paper work to support this. Confusing part was he was on board per e-mails and voice recordings about a year ago, when I thought he was the land owner (From what he was telling me and his name). His first and last name matched I just never did the math and knew his middle name when I did both I found out it was his farther property not his (about the same time things went down hill after a new fence was built and the back line was cleared of all the posin ivy and oak.
