the most common way is to Buy the easements.
I did a few projects like that, one memorable set of them on Belvedere Island, San Francisco Bay.
The client bought several adjoining properties. He then reconstructed all of the homes, and then sold all but the one he wanted to live in, subject to View Easements.
3D ownerships are somewhat common in the bay area, CalTrans uses them for tunnels. I researched a few and used a similar format for the new descriptions.
