Happens again
Seems the requests of potential buyers are ramping up. I got some panicked calls from a realtor,,,,,,is there another type of call from a realtor?
The office went through a years long odyssey to complete a subdivision.
This property had a number of challenges with it being in lowlands, water rights, flood plain and since it’s close to town but rural all kinds of protests to subdividing it.
The flood plain, road designs, building location design were handed off to a young engineer and it all got finished.
Now comes a potential buyer, who doesn’t like the building site of a lot and wants to move it to a “better” location with “better” views.
Of course, they trek up to county planning and they tell them no big deal all they need is a LOMA.
I tell the realtor I would get in contact with the engineer and when I told him he looked like I’d just kidnapped his first born. He thought about it for a minute and told me to tell them to get with a different engineer that’s doing similar work.
They did, the different engineer told them it would cost $xx,xxx and take two years.
All for a “potential buyer”.
I’m dubious if it’s even possible to get the LOMA done, extinguish the existing flood restricted area on the plat and get a new restricted area filed without the commissioners or planning nixing it. It’s as much political as it is anything else. Plus since it’s close to town you need approvals from the City as well,,,,,,,,,,,not to mention DEQ, SEO.
Be very wary of work on land for people who don’t own it.
I believe that they thought we could simply crank out the LOMA in a couple of days.
