You’re saying that development/ construction permits have been issued off of planning-level data?
That engineering firm should have its license yanked and ALL responsible staff seriously grilled by their professional board. Not the newbs grinding out CAD and paperwork; the engineer-of-record and department manager, at minimum.
I’ve seen developers try to schmooze engineers into doing BS work in that manner. Never seen an engineering firm go up that shit creek willingly. Woah.

Like rover said, for initial work up anything is a great start, for real design work, free never cuts it.

i’m totally fine explaining the issue to the client, who (though not a spring chicken in the development game, also isn’t this into the weeds on things). but the civil- that pisses me off to no end. it’s so crazy lately i think everyone is just in “get it approved STAT!” mode.
btw- this is the exact same dynamic at play in the thread i started last night about the appraisal district discrepancy. let’s just say i probably won’t be getting any proposal requests from that guy anymore…
I’ve experienced plenty of jobs where the predesign topo control was monumented with MAG nails within the limits of the site, the site was demolished and cleared months in advance of the construction kickoff, leaving nothing in the way of control. Others where monuments existed but the pre-design topo surveyor was unwilling – or unable – to share.
Funding for the design phase usually comes straight out of the developers pocket, while the construction phase is funded by the bank. This is why designs are sometimes done on a shoestring, with potential problems knowingly pushed to the construction phase. It’s not (always) just stupidity on the part of the developer.

If the client wants to fire @flyin-solo , because he’s pushing for a proper survey; it’s probably more ignorance than stupidity…
