Posted by just-a-surveyor on May 25, 2018 at 10:56 amI am gonna be redoing an EC because it had an expiration date listed on the upper right corner. It was done 8 years ago in 2010 but showed an expiration of 2012.
I don’t do many EC’s simply because the area I live in doesn’t have a large market or need for them nevertheless I cannot recall ever seeing an expiration date before on an Elevation Certificate.
There has been no change in the maps.
Can anyone “splain” to me why this would be?

I think the form itself has the expiration date but I would think the certificate is valid to use so long as there hasn’t been a change to the floodplain determination by FEMA.

The NEW FORM that I am currently filling out has an Expiration of 30 November, 2018.
I swear I have never noticed that before. But its all good in the hood, gonna go do another one and make some money. House was in the flood on the old one and house is gonna be in the flood on this one.
The client insists on another even though I told him that they don’t expire and darned if he didn’t point out the expiration date at the top right. No change in the map or flood plain or BFE.
He gains nothing except a lighter wallet.
In many of our MSHA training courses, it’s pointed out that the training cert has an expiration date. Usually this date is about 2 yrs PRIOR to the training date. We are always told the expiration date is for the procurement contract for that document. It’s the OMB’s (Office of Management and Budget) contract number and date of expiration of contract.
An aside..
In Ilinois we have to put a “License Expires” date near our seal. Many fought to have “License Renewal Date” but nope, “expires” is what we have to show. I guess it may drum up some business from people thinking they need a new survey since theirs is expired.
It’s the Form expiration date. They had trouble creating the new Form and the old forms were being accepted. I’ve never had them reject the old Forms.
Search this Forum for a new Form that works. A fellow fixed it so it works. FEMA’s had some problems.

Just say no.
I have done what I felt was the ethical thing to do by pointing out that it does not expire and he still insisted on a new one.
I am gonna go do a new certificate tomorrow and be happy about it.
I should mention that it is for a new owner.
Show me the money.

Having done EC for about 20 years now, I can say I have been through lots of expiration dates. When the new form comes out it’s important to see what FEMA has added or changed on the form and adapt. I asked FEMA about the old forms and dates and was told the only way the filled in form expires is if the homeowner did an addition or remodel which changed the structure. However, they also state that it needs to have the original photo attached. We surveyors didn’t always add a photo since the form didn’t ask for one. Those in our area were usually done by the insurance agent and attached. I’ve also spoken with insurance agents about the expiration date and was told when they load the information from the form into their underwriter’s computer setup, it asks for the FEMA date of the expiration and adjusts the program for elevation datum and other features.
But, if the homeowner wants to spent money on a new form, who am I to argue with them.
