I??m working in Section 18 Township 2S Range 5E of the Gila & Salt River Meridian, Arizona, said section??s west boundary borders on the Gila River Indian reservation. My question stems from the interpretation of the field notes found in Field Book 5199 as it pertains to the Dependent Resurvey of the West Boundary of T. 2S., R. 5E and the South boundary of T, 1S, R 4E in 1983 conducted by John P Bennett and accepted on March 22, 1984.
The exterior township lines for T2S R5E were surveyed in 1892, please see attached Field Book 1606. Section corners and quarter corners were established.
The original survey for Township 2S Range 4E was conducted in 1919 and its supplemental plat in 1920.
The lots in T2S R4E closing upon the said west line from the west and the lots in T2S R5E closing upon the said west line from the east were completed after and in my opinion junior to the existing township line.
As Mr. Bennett runs north along the said line he refers to some of the monuments he sets as ??only? for example on page 14 of Book 5199 ??7.59 The cor. Of secs. 13 and 24, T2S,R4E only?, could you please clarify the application of only?
If in 1919 T2S R4E was lotted by protraction and later monumented in 1920 would the monumention along the said west line control only the subdivision of the lots in a northing orientation and its easting controlled by the existing township exterior line? Similarly for the lots closing from the east in T2S R5E?
Do the intermittent junior monuments in T2S R4E control the said west line? If so then all angle points apply? How does the ??only? specification apply?
In April of 2013 the City of Chandler took possession of ??Lot 1, Ocotillo Power Center??.: see attached 2013-1069085 citing plat book 536 page 25 MCR. This plat does not show any bearing breaks along the said west line nor does any adjacent easements. Further deeds call ownership to the west line of the northwest quarter.
