A contract is an affront to their "good word" and ability to back out should things not go exactly their way...

We are getting that contract through the attorney and then it will be signed. I just need for you to understand that the deadline date has to be solid. We can't let that slip!
If you put a deadline in the proposal always specify a time period from the date the retainer check clears. If you are performing an ALTA, include a provision for a time period starting after the retainer clears and you have received the Title Report.
Lack of expedience on your part does not constitute an emergency on mine.
