One does not simply convey (or own) Blackacre:

I read a Law School 1st year Property outline (like cliff notes for Law Students) just to get a feel for property law.?ÿ They pose these complex problems, for example:

O conveys "to A for life, then to B if B attains the age of 30."

That is a simple one.?ÿ I didn't really try to figure out all the twists and turns of future interests, life estates, so on and so forth.

Yeah, and in law school you have to determine what the professor wants, depending on what course it is.?ÿ For instance, if this was real property and the current discussion was adverse possession, then you would need to address that a successful adverse possession against a life tenant is not enforceable against "B".?ÿ

I have met many lawyers that brought me to tell that they were trying to make things so complicated so they could have more billable hours.

It is a trip to hear them ramble on about theories of the most improbable situations that will confuse many away from doing what is right.

LOL

We took him to the model train show at Cal Expo on Saturday, he was in heaven. Even got to operate model trains. It is possible to spend thousands on model trains. It was not popular when we had to leave.
