I'm in the process of refinancing my home, and the process is nearly complete. A couple of days ago the lender sent me a draft of the HUD settlement statement (HUD-1). I was out of town at the time, but did a quick review of the document on my phone and saw this:

Ummm, a "courtesy payment"? I don't know who or what Stellar Recovery is, but I wasn't feeling particularly courteous toward them, so I told the lender to remove it. They did, without complaint. Does that mean they're hiding the real bogus charges somewhere else?

So, you neglected to mention replacing it with a "courtesy payment" of $2,500 to Frame Surveying for document inspection services?

AFTER you get refinanced, sent that document to your State Banking Commission or Attorney General and ask them if they can explain it to you. Then pop a cold one and watch the fun begin.:-D
