New to forum - need some advice

We are to the north of Harrisburg in fishing creek valley - in ritzie village - laurel rd 17112 - back in the 40's - early 60's this neighborhood was all stone roads - the houses were hunting cabins & summer homes so the roads were not laid out as they should have been - right now I am reaching out to friends I have in the real estate profession to see who they have used & recommend - I have some worry about this under ground pin and doubts of its viability and think I am going to require my own survey no matter what the out come - thx for your help on this!

OH NO! Summer cabin property, I feel for you.

We have those up in Lake Tahoe, 1920s vintage, not easy to figure out, lots of conflicts. Of course no one wants to pay for a real survey.

Yes - & to top it all off the neighbor behind us PULLED the property pins that were there when we moved in - she moved out back in the 80's and I WATCHED her and her boyfriend/husband pull the one behind the garage! I didn't catch them at the upper corner as it's out of my sight range from my kitchen - I was at the kitchen door when they did it!

If you could post a pdf file of the plat and both surveys, we could probably offer better advice.

As for hiring a third Surveyor. Once you explain the situation you may have sticker shock on price. Any Surveyor getting involved knows it may end up in court. They will do the extra research and field time required to do it right. As we should on every survey, but don't get me on that rant. Every professional here has run into trouble following the $300 Survey.

I have no delusions of a $300 survey my thoughts are $800 or better...

I have a bit of a real estate / lending back ground so I know it isn't cut & dry - & cheep is not the way to go when in dispute on these issues!

https://gis.dauphincounty.org/dauphin%20county%20parcel%20viewer/

Go to this site. Click the X in the center area asking for your tax i.d. number. Click on the Base Map in top right corner. Click on hybrid view. This will give you your entire county at one time. Scroll in until you can pick out the tax i.d. number for your property. That number is unique to your property and will help us to better understand what you are asking us.

That number will be 68-001-xxx or 68-002-xxx or something similar. We can then home in on your exact location. Give us the number for the tracts that you say have been surveyed by others. Most of the dimensions of the tracts and roads can then be found.

Don't surprised to $1500 or better, with an hourly clause for any court time (including consulting attorneys and other Surveyors involved). An ethical Surveyor will only charge you for the hours necessary, you might get lucky with any easy fix.

Based on the hybrid aerial view available it appears that you need to own a big wedge of 033. About a third of that tract. Also, it appears that you own the driveway and garage of your neighbor to the south. Your driveway coming off Birchwood is on 033 not 032.

Way to go HC. She now not only has problems with surveyors (both the $300 and $800 variety) and the ever present conflicts with the myriad of fictional "lines" (deed lines, title lines, boundary lines, possession lines, property lines, ad nauseum)...... now the authoritatively correct GIS monkeys will "fix" everything! 😉
