She has "Life Rights". I am not an attorney but it is my understanding "Life Rights" continue through any subsequent owner as long as the "Life Rights" holder is alive. Also you can only "Quit Claim" whatever you have which means the "Life Rights" pass to the subsequent owner.

If there is any justice in the wolrd tha son and his wife will lose to own home to a sleazy bank mortgage fraud.
