So...it has meander corners? What you are describing here is much more complex than the figure you sketched. It sounds like you are describing a fractional section. Again, the details matter.

Can you make this the seller's problem??ÿ Add the cost of a average survey to your offer for the land, and make it a condition of your offer that the seller has to provide a recorded survey plat at closing.?ÿ Then if it turns out to be a complex survey (as the picture is beginning to unfold here) it's not your problem.
And if the deal falls through, the seller has added to the value of his land for a future sale.

I'm guessing this is an unused corner of a common cropland farm field in the floodplain. Further assuming it has grownup for a long time with trees and underbrush. Great place to put a deer stand. Unsuitable for permanent structures.
Wanted to thank everyone for their contribution.?ÿ I had a surveyor come out today and together we found 3 corner pins and set the other one.?ÿ One was missing due to a flood.?ÿ We ended up spending about 8 hours working on the survey.?ÿ This is in very rough country all equipment had to be packed in to get to these corners.?ÿ No ATV could get to the areas all by foot.
We did get one set pin on the acreage I'm buying.?ÿ We will finish it up sometime soon.
