Hello, I'm working in a platted subdivision(Junior) that calls out the Government Lot corner dimensions from an interior lot corner. The senior adjacent platted subdivision has a dimension to the same Government Lot corner based on angles and distances along the road ROW. I used said road ROW line to establish the interior lot corner of the my junior plat. I found the Government Lot corner based off the senior plat. However, there is 8 feet of error in the Government Lot corner using my junior plat dimensions. I have an old fence line in my junior plat that supports the junior dimensions. I dont want to pin cushion the Government Lot corner but it's hard to ignore the long established fence line too. Thoughts?
Said Government corner was established by same surveyor and plats recorded a month apart?ÿ
Are the monument descriptions the same for both plats? Why is there an 8'?ñ difference in the location of the same monument?, both plats being done by the same surveyor. Can he still be contacted? How are both subdivisions tied together?
The plats are from 1954 and the monument isnt described on either plat. Just referred to as "SE corner". The subdivision I am working in isnt directly tied to the corner, it just has dimensions to the corner based off a lot corner in my subdivision. The lot corner in my sub. was re-established off the road ROW information as platted on the adjacent subdivision that is tied to the section corner. The only reason this caught my attention is because one adjacent deed calls out specific metes and bounds that adds up to plat dimensions and all the other deeds are remnant descriptions with no hard numbers.?ÿ
I think you have to break down what is evidence of what.
what is evidence of the location of the junior Plat? Monuments set by the junior Plat surveyor would be top of that list.
same with the senior Plat.
same with the Government Lot corner.
once you've done that then you resolve the conflicts, first in time, first in priority.
Agreed. That has been my line of thinking this whole time. When I found the large error it made me question if I did something wrong or missed something all together. Just needed to talk it out. Thanks for the input!
