Mexican Land Title Registry - How to Research?

I have a friend, the daughter of a recently deceased very good friend of mine, who is wondering if she might own half a condo in the Cabo San Lucas area (there probably was alcohol involved). The possible transaction date was likely in the 2019-2020 timeframe.

I know nothing about searching the Mexican land title registry and the Google-net has been frustratingly non-informative.

Can anyone on here give me some direction or help? (Perhaps @peter-ehlert can point me in the right direction...)

Thanks for any help that might be offered.

I am a bit familiar with Baja California however...
Cabo San Lucas is in Baja California Sur, a different State, and may have a different system.

"half a condo"? Condo law in Mexico is not like America.
often what people "buy" is just a note on a bar napkin and is not registered or recorded...
... non nationals (Citizens) don't have rights to Land Title... but a condo is not Land, it's like rental/lease and seldom "recorded"

Peter, thank you for your comments. Yes, the whole "I think I may own half a condo with my (now former) boyfriend" statement certainly raises lots of questions in my head.

I'm thinking joint tenancy when she puts it that way, but who really knows?

I was also thinking a boots on the ground with a real estate attorney in Cabo would be the way to go. But I am also a bit surprised that there isn't some form of electronic real estate recording system in place. If there is, it seems to be hiding from my Google searches....

If I figure anything out, I'll update this post.
