...to decide that ONLY THEY know what is best.

I think a certain amount of planning is good. Having random 300 lot subdivisions pop up without the infrastructure to support them is no bueno, but reinventing the wheel for a 10 acre ag split? Silliness.

Oregon, Washington & California have very specific laws requiring dividing land or adjusting boundary lines. Property that was split off by deed prior to the platting laws are valid in the eyes of the government. If it was done after the laws went into effect, then you are SOL when it comes time to do anything with the property.

@john-putnam Beat me to the response. Add parts of Idaho into that discussion as well. Basically if the deed was recorded prior to <insert key date here> it's deemed to be a legal parcel. If not, then you need to follow the applicable code, which is always some type of subdivision.

But then just letting it ride and letting some bureaucrat make a decision whether poor or wrong just sets in their mind they are right and encourages them to push the limit farther, at what point do we no longer follow the dictates of some petty bureaucrat for convenience and expediency

Bingo. Idaho has more than our share of communities with little to no planning expertise. It shows. It's also obvious they have no professionals helping them.

What great timing! I was asked to review a few parcels in an Idaho community for the possibilities of a boundary line adjustment and came across this little nugget in the application.

Strange that they would think of a lot line adjustment as some sort of subdivision since it's not creating any new lines...

Anyway, small update-- I talked with the county briefly and it sounds like they're willing to entertain the idea of letting the existing deed ride assuming their other requirements are met.
