How would you interpret the easement portion of this description?
LEGAL DESCRIPTION
NE1/4 of the SE1/4 of Section 14, Township 8 south, Range 96 West of the 6th P.M. (Approximately 40 acres know as MM14 Housetop Mountain Estates)
TOGETHER with a reserved 30 foot ingress, egress and utility Easement starting at the NW corner marker pine, thence South 30 ft on the West property line, thence proceeding to the East in the constant Radius to a Point 30 feet East of the NW corner Pin on the North Property Line.
Other than prepared by a non-surveyor!
Seems like it's a constant radius curve starting 30' south of the NW corner terminating on the north line 30' East of the NW corner( of the original description NW1/4 of the SE1/4.....)
I think you are probably right. It is a Reserved 30' radius quarter circle with the radius point at the NW property corner. The Constant Radius reference, commonly used in defining a helix, threw me off for a while. I was picturing the drive up a parking garage!

I agree with the 30' radius and the center being the lot corner. However, with a description that poorly written you can do about whatever you want. ?????ÿ
My quandary was is this curve the quad 4 or the Quad 2, my initial thought was 4.?ÿ Now I'm uncertain without adding more information to continue.now my head hurts....

Words have meaning.?ÿ Especially in descriptions.?ÿ Each and every word is there for a unique purpose.?ÿ Y'know whatImean?
Can't think of a critical reason why it should be circular in nature.?ÿ A triangle should serve the intended purpose adequately.
A radius, length/delta or chord bearing & distance would make life much easier.?ÿ Just sayin.?ÿ LOL!
Well I am happy the NW corner Pin is on the North Property Line, but is it the same point as the NW corner marker pine?
As it turns out there appears to be no legal documented access to the parcel in question.

Pine could be a typo of pin.

Am I the only one who thinks the curve is concave northwesterly??ÿ A delta, length and chord bearing wouldn't help to define it.?ÿ I agree the radius point is the lot corner, but I picture it as being at the southeast end of a cul-de-sac.
