This is becoming more prevalent locally. I got a call from a potential buyer of a small ranch we surveyed recently (a few years ago). That survey was strictly for a boundary and this buyer wanted an ALTA. I explained that we were all travelling for a few weeks and didn't have time when we get back to start that large of an ALTA before he needed to decide to purchase, but if he wanted an Exhibit of title items on a map I could do that. It's something we do for many of our ranching clients and the lawyers seem to like it.?ÿ
So, when we all finally returned to the office this week I got one put together and sent out to the client. I must have 30 emails from title attorneys what is going to be needed. I got one two days after I finished telling me there are extra items to be included, even though no one but my client has my exhibit. Frankly, unless the emails were from my client I didn't read any of them, don't have time.?ÿ
WOW!!!
I'm not doing an ALTA, I'm not even signing the document, it's simply an exhibit for review, that's all.?ÿ
We do ALTA's for commercial properties, we do reviews for large ranch properties. For a 10,000 acre ranch in 3 townships there isn't time to do an ALTA.?ÿ
I know what they want, they want to transfer liability over to me.?ÿ
Hey you might could just retire on that job depending on what extra items they want LOL.

I was deploying to Africa and had a captain tell me he wanted 1 ft contours and every road fence house dug out creeks etc. and i needed to meet the accuracy standards of 1 mm on all positions. I asked him sir did you graduate with a degree in civil engineering. He said no I started that and after 2 years decided to become a physiologist. I said ok and how did you come up with all this standards. He said we had a guest speaker at one of his classes from NGS. I said well do you like history. He said yes. I said how long was the lewis n clark exhibition. He paused and said why do you ask. I said you want me to map locate everything in Africa to 1mm in 3 months. I said before I finish on town it will be changed. He said don??t you have total station that shoot in only a second. I said yes sir. He said then whats the problem. I just smiled and said aye aye sir. Then called the colonel to find out exactly what was needed.?ÿ
table "a" stuff and the things that are supposed to be provided to the surveyor. how many times y'all got that without pulling eye teeth? charge for all, and write your own certification as appropriate. be safe.

Yeah, I hear ya, in this case my client is a potential buyer, no contract, no offer as far as I know has even been excepted.
I had heard another buyer is going to offer more, of course rumors always follow these real estate deals and I don't put any stock in them. I've never done an ALTA for a potential buyer and don't want to start now. I prefer doing them like the ones along the road to my office, for a bank, for a couple of national chain stores, for a big apartment complex. Those are what I'm used to looking at.?ÿ
ALTA's for ranches,,,,,,,no thanks.?ÿ
