I'm excited to announce the official release of Deed Reader Pro Version 3! This tool uses an optical character recognition engine to convert PDFs and images of deeds into text. An advanced algorithm then extracts bearing and distance calls, monument descriptions, and adjoining tract descriptions into a call table. You can manually edit this data and plot the deed in AutoCAD or IntelliCAD. Many deeds are able to be plotted in a matter of seconds.

Key improvements in Version 3 include:

  • Direct editing and input in the Call Table.
  • Support for curves.
  • Support for commencement calls, tie lines, and offset monuments.
  • Support for decimal degrees, deflection/interior angles, and cardinal directions.
  • Units of chains, poles, and links can be combined in a single call.
  • Automatic orthoimage loading into CAD.

I would like to see how this does with old GLO notes that are written in cursive.

If it can accurately decipher some of that chicken scratch, you would have yourself an instant sale!

Deed Reader Pro does not support reading cursive at this time but does support direct entry of units of chains, poles and links and combinations of these units in the Call Table so value is still provided with Deed Reader Pro for old cursive deeds. The distances are all converted to feet when the deed is plotted in AutoCAD or IntelliCAD.

The latest AI engines have some ability to read cursive but the transcriptions often contain a lot of hallucinations. I will likely consider adding an AI tool in the future as the AI models and capabilities improve.

Interesting and helpful looking. Subscription pricing is a huge turn-off for me for this type of tool.

Why are surveyors so against paying for a service. We, as a group, really need to think about return on investment. If an application like this saves you 0.5 hours a month you are money ahead (or you should be). You just need to make sure you charge for what it would take without the monthly investment or adjust your rates to cover it. The same should be said about equipment in general, but that is for another thread.

I agree with out of level. That doesn't mean I don't want to pay for a service. I also abhor the subscription payment format. I want to be able to buy the product or buy the service without having to subscribe for repeated time periods. Why can't the service provider offer options to purchase the service along with the subscription option? I just paid 3x the price in order to buy some software as opposed to the annual cost of the subscription. Granted I won't get updates, but it is now my product to use and will not expire if future payments are not made. I will avoid subscriptions except in the most exigent of circumstances.

My goal with the pricing is to provide a minimum of a 10 X return on your investment. Let's assume you have a $125 hourly bill rate for office work. With an investment of only $36 a month, Deed Reader Pro needs to save you less than 3 hours of your time each month to provide a 10 X return. I believe it can save you much more time than this.

If you prefer not to deal with subscription fees, I also offer a Lifetime License option. This option costs about the equivalent of 6 years of subscription fees, providing long-term savings and peace of mind.

All plans come with complimentary customer support and regular software updates, ensuring you always have the latest features and assistance when you need it.

I agree with your subscription model, it's much more efficient. We use dozens of software and I can't name one that isn't part of a subscription. Just build the cost into your yearly budgets and move on.

I have just released Deed Reader Version 3.6. This version includes change to improve the plots in CAD. Options have been added to improve the text formatting in CAD and create groups. The following changes are included in this version:

· Added a color control for the lines and text in CAD

· Added a Configuration Option setting for CAD to "Locate Description Labels Inside the Parcel", this will locate the text for monument descriptions inside the boundary polyline of the parcel when checked.

· Added a Configuration Option setting for CAD to "Align Adjoiner Lables with Lines", this will rotate the text of the adjoiner labels to be aligned with the lines with when checked.

· Added a Configuration Option setting for CAD to "Create Groups For Lines and Text", this will created in a Group in CAD. When one item in a group is selected, all the items in that group will be selected. This makes it simple to move and rotate all the lines and text of a deed together.

· Added an option in input a scale factor for CAD, this can but used to input a ground-to-grid scale factor if you want to plot the deed in a grid coordinate system. The scale factor is not used during the area calculation.

· Added the ability to delete the contents of multiple cells in the Call Table by selecting multiple cells and pressing the Delete key.

· Added the ability to paste the contents of the clipboard to multiple cells in the Call Table by selecting multiple cells and pressing Ctrl+V.

· Improved recognition of curve data when curves are in a list of courses.

· The Configuration and Info windows are now brought to the front of the screen when the Config and Info icons are clicked when these windows are already open.

· Plotting in CAD and saving files is no longer blocked when data in the Call Table is missing.

· Fixed not being able to save deed text in Word format

· Fixed other miscellaneous bugs

· Example deeds are now copied to the My Documents in "Deed Reader Pro Example Deeds" folder as well being contained in C:Program FilesDeed Reader ProExample Deeds

· Updated the manual

· Deeds can now be processed but not plotted after the demo license expires

I have decided to restructure the pricing to make Deed Reader Pro more affordable for small survey businesses and individuals surveyors that only need to use it on a single computer. Now you can get Deed Reader Pro for $18 / month when paid annually ($216 for the year). If you are on a previous pricing plan and would to switch to this plan send me an email. I am excited to announce that I just released Version 4.1 of Deed Reader Pro. With this version I have made major improvements to the plots within Deed Reader Pro. Deed Reader Pro can now generate a plat from a metes and bounds description. Items that can be displayed on the plat are:

· monuments and passing monuments

· bearing and distance labels for all lines and curves

· a call table that shows bearing and distances for calls that are too long to fit on the lines

· area and closure error

· a border, title and north arrow

The plats generated within Deed Reader Pro are not intended to replace a final survey plat but rather to be used to quickly generate a plat from a metes and bounds description. These plats can then be printed and taken out into the field. They are also a beneficial tool for checking the metes and bounds description and plat of a survey before it is submitted to the county for review. Load your Word document of a survey description into Deed Reader Pro and it will be checked for closure and generate a plat to compare with your plat that you created in CAD.

I have released the update for Version 4.2 of Deed Reader Pro today.  Among other improvements, this version allows curves to be calculated when the chord bearing and distance are not provided.  Curves can now be calculated the follow ways in Deed Reader Pro:

  1. Chord Bearing, Chord Distance and Radius
  2. Radius, Delta Angle and Radial Bearing
  3. Radius, Delta Angle and Tangential Bearing In
  4. Radius, Curve Length and Radial Bearing
  5. Radius, Curve Length and Tangential Bearing In
  6. Radius, Delta Angle and Tangential
  7. Radius, Curve Length and Tangential 
  8. Chord Bearing, Radius, Curve Length
  9. Chord Bearing, Radius, Delta Angle
  10. Chord Bearing, Chord Distance and Curve Length

I am committed to continue improving Deed Reader Pro so that it is the best and most efficient deed plotting software available.  I will soon be integrating AI to transcribe and parse deeds with poor image quality, deeds written in cursive and deeds that are wordy and difficult to understand.
