I’d like to see the stakes for the footer/foundation and see if the work matches the stories left behind.
The construction began several yrs ago. The contractor abandoned it when it was not even 1/2 finished because the buyer backed out when he saw the f??up
Understood.
It’s not impossible to fix just expensive and not free.
My biggest concern was when you mentioned it was open to the Oregon Eugene climate for so long.
That’s a good reason to be pissed alone.
There was some mitigation, but by and large, out of sight out of mind. It was inspected by the city, but dunno what level of disclosure will be presented to a buyer.
And there??s no street parking, only guest lot is quite a long walk away. So, if 2 in the garage can be sorted any guest can??t park alongside.
Someone will probably buy it with a 2-3 year idea of selling, imo.
The current owner bought it unfinished, partially framed, specifically to flip, assuming it??ll sell at a profit. So to avoid going underwater he did the min. And I believe the flipper bought it sight unseen.
Y??all understand that no matter if the plans were: screwed up from the beginning, the contractor has dyslexia, the grader operators Great Grandmother died (for the third time this year) thus causing him/her to grade the wrong lot, etc..yada, yada??
But………………the Surveyor is going to get blamed. ????
The plat. I’ve never seen anything like it. The subject lot is #436, shown on sheet 3. Recorded in 1978, design 2018, construction recently? Private streets. What could possibly go wrong?
@flga-2-2
Too late for blame and law suits. The city didn??t condemn it. It was sold to the flipper as-is.

It was sold to the flipper as-is.
Who will flip/sell it to another “flipper” and then the problem starts all over again. (and the lawyers make more money) ????
By any chance is there great taxi service for this neighborhood? No vehicles of any kind. Finish off the garage into something useful. Re-sell to someone like the owner-occupant.

I hope everyone has a great day; I know I will!Has anybody else noticed the contractor’s name on the architect’s plan?
???
@flga-2-2
True.
It’s like when the surgeon cuts off the wrong foot, the anesthesiologist gets sued.
40′ radius circle lot?
looks like fun!
@flga-2-2
Dunno. The driveway access isn??t hidden, so beef would be if it doesn??t meet code and if the city issues an occupancy permit.
What??s going on with the integrity of the framing now hidden is another future issue I suppose.
I only posted this cuz the site plan didn??t reflect the topo and the proposed location of the house makes the garage access a real problem.
Just comedy of errors on what should??ve been an $800K house, and no one hit the brakes when the foundation was formed for concrete.
The city did as good a job as the architect. The site plan was fantasy, and it looked good on paper.
@k-huerth yeah, utopia on paper.
I mean,c’mon. How expensive is it really to just reengineer the foundation and just jack up the structure for level with the road, disconnect and adjust the utilities, and and and …. right…. ??? ???ñ
It was such an OBVIOUS mistake; why didn’t YOU catch it???
I hope everyone has a great day; I know I will!@dougie I was asked by a member of the HOA long after it was framed.
The 499 contour is missing on the left side of driveway the right corner of driveway at the street is 501. The center of driveway is shown as approx. 500. It seems obvious that the intention was that the FFE match the road elevation at proposed CL of driveway. Who ever staked it dropped the ball and the builder didn’t pick it up.
I have to assume that the elevations are assumed and we all know what happens when you make assumptions. It’s a little late to ask questions.
Sometimes you just have to make the cartoon work on the ground after consulting with all parties.
