Got the call from registered late one afternoon;

"Hey r.j., have a question on this el. cert. on main st. You have the flood vents listed as all being 28^2". Are you sure about that!?

"Oh yeah, registered, they all measured the same size, they were all typical."

"28^2" seems kinda' small, that's roughly 4"x7", they were that small!?

"I've got the measurements written in the field book, let me go get that."

"Yeah registered, they measured 1.8' x 1.3', that's 2.34', which when converted to inches is, two foot is twenty four inches, and 0.34. is roughly 4", equals 28"! "

..something tells me there were a few less ice cubes and mixer in registered's adult beverage that evening.

1.8 foot is 21.6 inches
1.3 foot is 15.6 inches

21.6 x 15.6 = 336.96 square inches

What am I missing?

He did 1.8' x 1.3' = 2.34 sq. ft. then had a brain fart and converted 2.34 ft to 28" as if it were a linear measurement rather than area.
