Can't find a double like so one will have to do. If 10% of the surveyors talking about 'what happened in court' had actually been there our entire profession would be perfectly laid out in case law...

That reminds me of many years ago when doing a job for a bank of some property they had taken via foreclosure.?ÿ I told the bank officer I would appreciate it greatly if he could speed the payment process along as we were nearly out of the cat food my children thought was breakfast cereal.?ÿ The look on his face was precious.?ÿ Then I laughed and let him off the hook.?ÿ Did several jobs through him over the years and he would always make a comment about getting me paid quickly because I might be running low on breakfast cereal for the kids.
