ALTA
This is becoming more prevalent locally. I got a call from a potential buyer of a small ranch we surveyed recently (a few years ago). That survey was strictly for a boundary and this buyer wanted an ALTA. I explained that we were all travelling for a few weeks and didn’t have time when we get back to start that large of an ALTA before he needed to decide to purchase, but if he wanted an Exhibit of title items on a map I could do that. It’s something we do for many of our ranching clients and the lawyers seem to like it.
So, when we all finally returned to the office this week I got one put together and sent out to the client. I must have 30 emails from title attorneys what is going to be needed. I got one two days after I finished telling me there are extra items to be included, even though no one but my client has my exhibit. Frankly, unless the emails were from my client I didn’t read any of them, don’t have time.
WOW!!!
I’m not doing an ALTA, I’m not even signing the document, it’s simply an exhibit for review, that’s all.
We do ALTA’s for commercial properties, we do reviews for large ranch properties. For a 10,000 acre ranch in 3 townships there isn’t time to do an ALTA.
I know what they want, they want to transfer liability over to me.
