what does it mean?
The name of the guy ordering the survey doesn’t match the name on the deed. He says he bought it from the bank.
Thing is, the last set of recorded transactions was the heirs paying off the reverse mortgage, then granting the property to some other reverse mortgage outfit (MORTGAGE EQUITY CONVERSION ASSET TRUST 2011-1).Seems reasonable to ask for a guy what his interest in the property is before starting a survey, right?

Check the current tax roll for name and address…..
In recent times, I’ve pulled deeds that appeared the attorneys have been playing hide the Grantee among the overuse of run around legal words and some unknown freestyle deed form, especially if mortgaged.

He says he just bought it and has all the paperwork. It’s looking a little like one of those MERS transactions where the property becomes a mortgage-backed security and changes hands without anything being recorded. MORTGAGE EQUITY CONVERSION ASSET TRUST 2011-1 is still the most recent recorded grantee and still the taxpayer.
I’m tempted to pass on the job. Not sure why. Intuition. Gut feeling. Dude is all “aw shucks” yet seems to be a savvy full-time house flipper. Started as “got a house, needs a fence,” now says he has other properties if this goes well.

Something wrong with getting a property surveyed before buying it? Something wrong with working for a real estate investor?
Have a written contract, get a retainer.

Even if he’s a house flipper….if he is willing to pay for a surveyor, I’d go for it if you can be sure you’ll get paid. I wish more buyers and/or fence builders had their properties surveyed.

Difficult to be able to file a lien on real estate not actually owned by the dead beat you just sued.

lol..or find out that matinee prices aren’t what they used to be. It’s not nearly the same as those free seminars at the Marriot Hilton. 🙂
yeah and the photo doesn’t help the conversation any. I guess it’s title that’s a problem not boundary.
