between parcel lines
I am trying to place an easement in very old and somewhat vague deeds. The description reads, “…South along said road of the Northwest corner therein of the land described above; thence South along said road 18 feet; thence extending Easterly between parcel lines of 18′ in width with 300 feet or sufficient to reach the above described land”
I had no idea parcel lines had width. The properties in this area are hundreds of feet wide generally. My take on that wording is to go the the closest property line the distance gets me and the easement is from that property line, south 18′.

is “between parcel lines” how you get from A to B? This fits with the “300 feet or sufficient…”
I think there is an easement about 300′ long running east west with a north line that is 18′ south and a south line 36′ south of the Northwest corner. But I have very little faith in my interpretation of the wording associated with the Northwest corner.
@learner I was trying to visualize an easement between east west parcel lines but i think you are correct in suggesting they are referring to the north south lines the easement is running between.
I cut short the quote. The easement is supposed to start 210 feet more or less south of the northwest corner. In actuality, the distance is 50′ short of that distance.
Dontcha love it when you’re following old stuff, and somehow, magically, 90 feet becomes 125, or vice versa….
At least with an 18-foot wide parcel line, you don’t have to worry about where to put the punch mark. You should be somewhere within that line!
centerline of 18 foot wide easement about 300 feet long coming off an existing road, thru serviant parcel to dominant parcel?

Keep in mind that this easement goes up what is referred to on the deeds as a bluff. I went up and down that hill more times than I care to remember in the course of this survey.

@tom-bushelman That actually makes sense. Doesn’t sound like a survey description. Probably done in an office somewhere. We need an access to this parcel so lets write one in and save the cost of a survey. Oops, turns out there’s a cliff there.
